General Contracting

Full-scope construction management and field execution. We hold the schedule, the subcontracts, and the budget. We manage all trades through qualified subcontractors rather than self-performing, which keeps every scope competitively bid.

Budgeting, value engineering, constructability review, and scheduling before the drawings are final — where the money is actually saved. The sequence is set out below.

Most of a project's cost is fixed before anyone breaks ground. We price and test the design while it can still change, and hand the owner a document at each step rather than a verbal update.
